We as formed lands support and guide our clients throughout their entire building journey, helping them navigate the challenges that can arise during the often lengthy process. Our extensive experience covers everything from initial conceptual design to ‘design & build‘ services. We’ve successfully completed numerous full refurbishment projects throughout London. This includes hands-on management of site teams, daily managing full refurbishments and new build projects, interior refurbishments including bathroom and kitchen renovations, side and rear extensions, outbuildings as well as roof conversions.

Architectural Design
Phase 1: Outline Design (Including Planning Application)
First, we have a conversation with the client and understand their needs. This helps set realistic goals and ensures everyone is on the same page. Then, create a simple study to figure out any challenges in the project provide information about potential construction budget that needs to be in mind. We might suggest getting more info or meeting legal requirements, like a Party Wall Agreement, a survey for drainage or soil, a structural evaluation, or seeking advice from the local government before planning.
Next, we prepare the existing drawings. For house extensions and refurbishment projects, we often survey and prepare the exiting drawings. Then, prepare the an initial design. Phase 2: Detailed Design and ‘Tender’
We, formed lands as your architectural designer prepare drawings and a specification for construction. At this point we will also submit plans to building control. All drawings and specifications are then bundled up and given to your chosen builders for their quotations and timescales. If a builder’s quote is acceptable, you will sign a contract and building work can start. This is the next stage that the architectural design services might cease. The hefty design work element is over now so this next phase represents a smaller proportion of overall design fee. However, it can really pay off having us continue to be involved during construction even for a small house extension, especially if you’ve never done a building project before. We are also able to quote your construction project and undertake your construction project with our core inhouse team and trusted subcontractor database.
Phase 3: Construction Phase
If we are appointed as only to do architectural design services for and continue to the construction process, We will administer the contract. We will make site visits at certain important stages in the build to check work is done on time and in line with the drawings/specification if only design services are given. If you want us also do the construction itself, for instance, if you change your mind on any elements of the design, we will manage this process and make cost/time adjustments for your approval.
Once certain phases are completed, we ask your or your architect to check all the works satisfactory. We will ask for a practical completion approval, following this six month ‘rectification’ period begins where we come back to fix any relevant outstanding issues. The final certificate is issued after this and the balance is paid.
Architects fees in the UK 2023
How architects determine their charges varies based on factors such as project size, type, and quality. Architectural firms typically create their own fee structures, considering their operational expenses and other relevant elements. In the case of residential projects, architects commonly charge between 8% and 12% of the project’s value, with the percentage often decreasing on more valuable projects.
When it comes to extensions, these projects tend to be resource-intensive due to the intricacies of working with existing structures. There are limited cost-saving benefits from scale or repetition. For a construction cost of £200k plus VAT, an architect’s fee may approximate around 10% for a comprehensive service. For new house projects with a construction cost of £500k, we typically charge approximately 10% of the project value. Listed building projects are usually more complex due to the challenges of working with historically significant structures. For a residential project with a £200k budget, an architectural designer’s fee might be around 12%.
For instance, if you have a typical rear extension project (25 m²), the construction cost roughly starts from £60.000 / £75.000 range, which is roughly can be calculated price per / m². Which starts from £2.400 / £3.000 per / m² in London. Our design fee (%10) would be around £6.000 / £7500. Interior Design
Previously, we have worked with interior design firms for years and managed and delivered many interior projects which makes us experienced in details. We have delivered many bespoke kitchen, cabinetry, bathroom design and build services. We have access and working experience with a large number of trades and builders. We are capable of giving build quotations for your full interior refurbishment projects which is over 50k budget limit or over with our large scale subcontractors database.
‘Design & Build’
A small size Bathroom (approx. 6-10 sqm) refurbishment fee generally starts from £10.000 and a small kitchen starts from £15.000 which does not include finishings and fittings. Please keep in mind that these figures will differ by the size.
We survey the bathroom or kitchen, we give initial ideas and by sending initial examples then prepare a moodboard, then layout and 3D model agree on specs, prepare detailed quantities document, after ordering finishes and fittings of the bathroom prepare a construction timeline and deliver the bathroom, kitchen, or extension you wished for.
